Important: iAd Properties is a marketing platform. We advertise properties for owners, agents and hosts — iAd Properties does not sell properties, and we are not a financial advisor. Any purchase, rental or other arrangement must follow the correct legal procedures under the laws of Zimbabwe: view the property, check the title deeds with the Deeds Registry and the seller's identity, and use a registered estate agent or lawyer before paying any money. This protects your hard-earned money from fraud and theft.
1. Acceptance of This Disclaimer
By accessing and using the iAd Properties website www.iadproperties.co.zw (the "Platform"), you acknowledge and agree to this disclaimer. If you do not agree, please stop using the Platform.
2. Property Listings
iAd Properties is an online marketplace and advertising platform connecting buyers, sellers, landlords, tenants, hosts, guests and estate agents. We are not a party to property sales, rentals or leases arranged through the Platform.
- Accuracy of information: Listings — including prices, specifications, photos, descriptions, availability and contact details — are provided by the listers (agents, owners, companies and hosts). We check agents against the Estate Agents Council register and ask owners for proof of ownership, but we cannot guarantee that every detail in a listing is accurate, complete or up to date. Please verify all details before you commit.
- No property inspections: We do not physically inspect or value the properties listed. You are responsible for your own checks, including viewing the property, verifying ownership with the Deeds Registry or council, and checking its condition and legal status.
3. Your Responsibility
- Advice: iAd Properties does not give financial, legal or property advice. Please get independent advice from qualified lawyers, surveyors, conveyancers and financial advisers before signing any agreement.
- Dealings between users: Agreements for property sales, rentals and leases are solely between you and the other party. Never pay a deposit before viewing the property and checking the documents. For stays paid through the Platform, the Terms and Conditions explain how payments, cancellations and refunds work.
4. Third-Party Links and Content
The Platform may link to other websites and services we do not control. We are not responsible for their content, privacy policies or practices.
5. Platform "As Is"
The Platform is provided "as is" and "as available". We do not guarantee that it will always be available, uninterrupted, error-free or free from harmful components.
6. Limitation of Liability
To the fullest extent allowed by law, iAd Properties and its directors, employees, partners and agents are not liable for any direct, indirect, incidental, special, consequential or punitive damages — including loss of profits, data or goodwill — resulting from your use of (or inability to use) the Platform, the conduct or content of any other user, or unauthorised access to your information. For stays paid through the Platform, our liability is limited as set out in the Terms and Conditions.
7. Indemnification
You agree to indemnify and hold harmless iAd Properties and its affiliates from claims, damages, losses and costs (including legal fees) arising from your use of the Platform, your breach of this disclaimer or our Terms, your breach of anyone else's rights, or content you post.
8. Changes
We may change this disclaimer at any time by updating this page. Continuing to use the Platform means you accept the changes.
9. Governing Law
This disclaimer is governed by the laws of the Republic of Zimbabwe.
